The property owners will receive profiles of suitable investors with whom they can connect on an individual basis. The interested parties can open negotiations after contact and property data are fully exchanged. Access is subject to charge.

II. How to become a member?

Depending on the form of the account, the future user has to provide various documents to our team at CommercialNetwork before the account can be activated.

1. The investor account:

  • Only selected investors with track records will be granted access to CommercialNetwork. The necessary documents are reviewed individually by the respective client advisor.

2. The owner account:

  • extract from land register (land register index, section one, section two)
  • if necessary, a letter of attorney to sell a property, as long as the property is managed by a proxy agent and not by the owner

3. The broker account:

  • broker licence
  • commission certificate (the qualified exclusive order)
  • extract from land register (land register index, section one, section two)

III. How do property owners use the closed and discreet online marketplace CommercialNetwork?

Owners use CommercialNetwork for the discreet sale of their real estate. Every property owner can adjust the investment profiles on demand. CommercialNetwork brings together owners and potential investors in just four simple steps. Both parties will undergo a qualitative verification process carried out by our real estate specialists.

1. Step one: Listing a property

A detailed description of the estate is required in order to find a suitable investor for the offered property. The user has to fill in a standard online form. It is not visible to other market participants.

Sellers have the opportunity to keep the details of their offers hidden from potential investors or, alternatively, release a limited exposé. Regardless of the choice, property owners will be informed about suitable investment profiles coming from investors both on their user account as well as via email.

In order to guarantee the reliability of the offer, the following documents are supplied online by the seller:

  • an extract from land register (land register index, section one, section two)
  • a letter of attorney to sell a property if it is managed by a proxy agent.

Please note: The more detailed the property description, the better it can be matched to potential investors.

2. Step two: Investor matching

Via a matching process involving the listed property and the given investment profile, potential investors will be identified by the property seller. The seller can contact the investors individually. A limited exposé will be provided for this purpose.

At this point, investors can only view the limited exposé released by the property owner. However, the owner can be informed about the investor’s interest in the offer via a contact enquiry.

3. Step three: Exchanging contact and property data

If the seller decides to release a limited exposé to the investor, the investor can accept or reject the property offer. After the investor accepts the property offer, the identity of both parties will become visible. This process can be terminated by either of the parties at any given time so that the identity of the property remains anonymous. After exchanging contact information, the property seller releases the full exposé. It is the obligation of the investor to express prior knowledge of the property or deny it. The property owner determines at all times the non-disclosure steps of the listed property.

4. Step four: Direct negotiations

After the property owner and the investor exchange the contact and property information, they enter the phase of direct negotiations.

IV. How do brokers use the closed and discreet online marketplace CommercialNetwork?

Brokers use CommercialNetwork as an online sales platform for real estate offers. For this purpose, a broker account has to be created first. In order to do so, brokers are required to present a marketing mandate for the given property authorised by the owner. Subsequently, they will be connected with potential investors in four simple steps. Both parties will undergo a qualitative verification process carried out by our real estate specialists.

Investors can only view the limited exposé released by the property owner. The limited exposé will indicate whether a broker's fee will be charged.

3. Step three: Exchanging contact and property data

The broker may accept or reject the contact enquiry from the potential investor. The same applies to investors who were contacted by brokers with a property offer. After the contact enquiry is accepted, the identity of both parties will become visible. This process can be terminated by either of the parties at any given time so that the identity of the property remains anonymous. At the end of this stage the broker releases a full exposé. It is the obligation of the investor to express prior knowledge of the property or deny it.

4. Step four: Direct negotiations

After the broker and the investor exchange the contact and property information, they enter the phase of direct negotiations.

V. How do investors use the closed and discreet trading market CommercialNetwork?

Investors can use CommercialNetwork for the acquisition and sale of real estate properties. In order to prevent abusive practices, an investor account has to be firstly created and activated in line with the quality check procedures at CommercialNetwork. Subsequently, investors will be connected with property owners or brokers in four simple steps. At this point the property owner has already confirmed being the proprietor of the offered estate by presenting an extract from the land register. Brokers have also submitted a broker licence as well as a commission certificate.

Once a successful matching takes place, the property seller will see an overview of potential investors. At this stage the sellers may contact investors offering them access to a limited exposé.

In such a case when the property information had been released in advance by the seller, the investor has the possibility of examining the suitable properties matching his or her investment profile on the basis of a limited exposé.

If the investor is interested in a submitted offer, he or she can accept the corresponding contact enquiry. The same applies to the sellers of properties in which investors have shown interest. The identities of both parties will be revealed in a step-by-step process. This process can be terminated by either of the parties at any given time so that the identity of the property remains anonymous. The matching involves the property data and investment profiles which are already listed by the users.
